In order to transact a tax-deferred exchange of one property for another, the Internal Revenue Service requires that you use an 1031 exchange Accommodator (EA). EAs go by several different names, including: Qualified Intermediary and Exchange Facilitator. Whatever their name, they are folks who hold the funds that are involved in the exchange transaction. Many of them perform other, related services as well.  There are dozens of these companies in the country today, some of whom operate, others of which have regional or local operations.  There have been recent calls to make this a regulated industry in the wake of several high profile EA failures left clients without their funds.

There’s nothing quite like the personal nightmare of getting tangled up with tax liens. The government is none-too-forgiving when it comes to what it thinks you owe it. If you have a different opinion, well, that’s too bad, as far as they’re concerned.

There is always a debate when home buyers have to decide on the merits of 15 or 30 year fixed mortgage rates. Of course the goal for most people with a mortgage is to pay it off early and save themselves a great deal of money in interest repayments. Before signing and documents, there are always many points to think about. A tax lien home owner should pursue, wherever possible, a mortgage with a guaranteed interest rate.

It is not uncommon to see lenders offering deals that are too good to be true. Loans agreed with a 15 year fixed mortgage keep the same interest rate throughout the entire life of the agreement. This is always a good thing for those people that don't like surprises. Both my wife and I decided to research fixed rate mortgages when we started looking at homes for sale.

The last thing anyone wants is to get mixed up with government tax liens. Of course, it can be unavoidable at times. The government makes mistakes, but is quite reluctant to admit them.
Best educate yourself about Income Tax Liens as quickly and thoroughly as possible if you find yourself in this situation. Information is key.
Try to negotiate with whoever is handling your case. Most any government debt can be settled for less.
